Stanislaus County invests in our community and has been committed to the reuse of Crows Landing for more than 20 years. The County believes strongly in The Landing as a key to a flourishing future.
The Landing is a reuse project. All vertical development will occur on the 1,528-acre former Crows Landing Air Facility property. The project will provide County residents with employment opportunities that do not require long commutes on the region's congested roadways, leading to a reduction in vehicle miles traveled and air quality benefits.
Stanislaus County continues to be proactive in meeting the needs of its residents and future development partners for the Crows Landing Industrial Business Park, a 1,528-acre site that will bring jobs to the county, development opportunities, and preserve agricultural land by reusing the former Crows Landing airfield. CLIBP is ideal for a new business venture with an airport, proximity to Silicon Valley, a Regional Port, robust transportation infrastructure and low cost of living compared to other locales in CA. Environmental studies, rezoning, and a specific plan are complete. $30 million in infrastructure development to provide initial roadways and drainage facilities is underway.
Crows Landing capitalizes on infrastructure and location and will provide sustainable-wage jobs in Stanislaus County. The Landing includes 1,528-acres of entitled, County-owned property that will enable proposed developers with an opportunity to engage in mutually beneficial public-private partnerships and generate thousands of locally based jobs.
In 2018, the Stanislaus County Board of Supervisors certified an Environmental Impact Report (EIR) in accordance with the California Environmental Quality Act (CEQA) and adopted a Specific Plan to support CLIBP development for a variety of uses including light industrial, office, public facilities, open space, airport, and aviation-compatible uses. The completion of environmental studies, rezoning, and a specific plan are important milestones that demonstrates the County’s ongoing commitment to attract new businesses and creative development proposals that can capitalize on County’s proximity to major west coast cities through its adjacency to I-5 and other nearby transportation infrastructure, the available of large building sites, and local work force.
The County's initial commitment and investment to The Landing's success is ongoing. Throughout 2019 and much of 2020, the County will pursue the development of initial site infrastructure (roads, water supply, and drainage) to benefit those wishing to establish public-private partnerships to support County residents and the region as a whole.
Development forecasts have identified a resurgence in the need for industrial sites, specifically sites that offer more than 1 million square feet of buildable area. The Landing offers developers opportunities for large parcel development, nearby transportation infrastructure through connections to the I-5 corridor and San Francisco Bay Area and a future on-site airport. The site offers unparalleled opportunities for logistics, goods movement/distribution, manufacturing/light industrial, and business park development uses.
Stanislaus County has experienced one of the highest unemployment rates in California. The County’s primary goal is to create jobs where people live, and it is committed to working with the development community and private investors to secure opportunities for its available locally based workforce. Approximately 43% of Stanislaus County's employed workforce commutes outside of the County to obtain jobs with sustainable wages, including distant work centers such as Sacramento or the Bay Area. Many residents report that they would prefer to work closer to home.
